What causes cavity wall ties to corrode?
Originally, cavity wall ties were crafted from iron or steel, but these metals corrode under damp conditions. To counteract this, wall ties were coated with zinc. However, this protective layer can deteriorate over time, leading to tie failure. The first British standard wall tie with a defined zinc coating was introduced in 1945 and further refined in 1981.
Pre-1981 wall ties are prone to premature failure due to various factors like corrosive mortars, exposure to rain, and substandard galvanizing. Corroded fishtail ties can cause cracking in the outer leaf, while wire Butterfly ties may snap without warning, leading to bulging in the wall. Though Butterfly ties typically last around 35 years, conditions can shorten their lifespan significantly.
To mitigate future tie failures, modern wall ties are made from stainless steel, eliminating corrosion concerns. Replacement of wall ties requires specialised expertise and is recommended to be done by professionals to ensure structural integrity.
